- Mixed-Use Commercial, Entertainment & Residential Masterplan
The Aspire South project represents a bold and vibrant mixed-use development vision, strategically located along Al Waab Street, one of the region’s most active commercial and cultural corridors. Designed as a dynamic urban destination, the project integrates commercial, entertainment, and residential zones into one cohesive and walkable masterplan.
The development emphasises pedestrian movement, climate comfort, and an attractive public realm—creating a place that remains active throughout the day and well into the evening.
Masterplan Overview
1. Commercial Zone – Retail Spine & Station Piazza
The commercial zone forms the heart of the project’s activity, featuring:
A sequence of retail shops positioned along the main pedestrian spine
Commercial units oriented toward the Station Piazza, creating an animated gateway experience
Continuous shopfronts that enhance visibility and encourage footfall
Outdoor spaces designed for events, temporary markets, and flexible public use
The retail spine acts as a connector between zones, establishing strong visual and functional continuity throughout the site.
2. Entertainment Zone – A Social Destination
The entertainment district is designed as a lively social hub, offering:
A dancing fountain plaza that becomes a landmark attraction
Cafés and restaurants surrounding the water feature
Shaded seating areas and outdoor dining terraces
An inviting nighttime atmosphere supported by lighting, landscaping, and public gathering spaces
This zone promotes leisure, family activity, and day-night vibrancy, making it one of the central experiences within Aspire South.
3. Residential Zone – Modern Living with Active Ground Floor Edges
The residential component introduces a range of apartment types arranged around landscaped pedestrian routes. Key features include:
A mix of unit typologies to accommodate different lifestyles and family sizes
Ground-level cafés and community-oriented retail to activate the street edge
Walkable residential streets that connect directly to the commercial and entertainment zones
A neighbourhood character that blends privacy with accessibility
The design ensures that residents enjoy a comfortable living environment while remaining connected to the surrounding amenities.
Urban Activation Along Al Waab Road
A key design objective of the Aspire South project is to create an active and engaging frontage along Al Waab Road. To achieve this, the development incorporates:
Sports-oriented retail
Food & beverage outlets
Street-level expo spaces
Open and visually permeable façades
These elements ensure a lively and attractive streetscape that contributes to the larger urban identity of the area.
Climate & Shading Analysis
Climate-responsive design plays a crucial role in the development of Aspire South. The project includes detailed shading and environmental analysis to ensure outdoor comfort and energy performance.
Shading Strategy
Shading evaluations were conducted using Window Graph Program and environmental simulation tools to:
Analyse shadows cast by surrounding buildings and landscape features
Calculate optimal spacing between structures
Assess the impact of vegetation, height variations, and architectural elements
Improve outdoor comfort by reducing heat exposure
Support solar performance for areas designed for renewable energy integration
Environmental Objectives
The design aims to:
Optimise natural daylight
Maximise ventilation through prevailing wind directions
Reduce heat gain in key pedestrian spaces
Create shaded, comfortable walkways and plazas suitable for year-round use
Climate-responsive planning ensures that Aspire South is not only visually impressive but also sustainable and practical for long-term urban life.
A Cohesive, Multi-Layered Destination
The Aspire South Development successfully unites commercial vibrancy, entertainment amenities, and contemporary residential living into a single integrated environment. Through thoughtful zoning, climate-responsive strategies, and a strong emphasis on public realm design, the project becomes a model for mixed-use urban development—active, accessible, and future-ready.
